We have a significant focus on working with private equity and other institutional investors to convert a target company’s real estate holdings into capital that is available to finance the acquisition. This strategy can provide acquisition funding at a lower cost than alternative sources of capital and increase a company’s flexibility with respect to its real estate on a going forward basis.
We also seek to acquire real estate from existing owned portfolios via sale leaseback transactions.

- Provides lower cost capital than alternative sources
- Obtaining capital from a real estate oriented buyer preserves corporate bond market’s appetite for a company’s debt. Corporate covenants typically not required

Because of the breadth of investments we seek, NorthStar is uniquely well suited to execute portfolio transactions with differing property attributes such as lease length, thus giving a selling company maximum flexibility and the ability to deal with only one buyer.
